Responsibilities:
•Follow up of plans implementation, identification of deviations and their reasons, taking all measures to address the causes and consequences of these deviations, taking all the required preventive measures to make sure such deviations are not repeated.
•Management of acquisition, purchase of lands, properties or lease of lands and real-estate locations for the company purposes by communication with the concerned parties (property landlord, land owner) according to the approved guidelines.
•Negotiation with the targeted companies on the terms of agreement (such as: payment terms, timely provision of information, lease term, and else).
•Participation in reviewing contracts, confirming the validity of data stated therein and that they are in accordance to the agreed upon with the targeted companies, authenticating them and presenting them to the CEO.
•Management of the operations of sale / purchase / lease of lands and properties pursuant to the pricing strategy approved by the board by coordinating with the company related administrative units.
•Supervision of lease operations to the existing projects or under construction projects through follow up of the preparation of marketing file, advertising file, follow up of the relevant department staff to ensure follow up of the targeted customers and replying to their inquiries, finishing the lease procedures and customer’s handover of the real-estate units.
•Supervision on the preparation of the advertising plan that includes (marketing briefcase, brochures) for the projects during construction and operation and presenting it to the CEO.
•Supervision of sale operations for residential projects, residential and commercial lands through follow up of the preparation of marketing file, advertising file for each project, follow up of the relevant department staff to confirm replying to the targeted customers’ questions and inquiries, finishing the ownership transfer procedures and completion of the sale operation.
•Supervision on preparation of a list of rental prices for every property, unit or utility with rental prices calculation.
•Supervision on the price offers submitted to the customers and sending thereof to them.
•Participation in real-estate units’ preparation by sending the collection data to the asset management director for the purpose of real-estate unit preparation, follow up and collection.
•Supervision on lessees’ operations, taking decision to their regard subject to the approved powers in the Company.
•Supervision on the operations of promotional campaigns preparation and presenting their contents to the CEO.
•Supervision on the reporting operations of festivals and events organized by the Company in commercial complexes and malls.
•Supervision and follow up of the company accounts in social media sites and all the works related to project advertising and marketing designs.
•Review of the real-estate investment opportunities and ensuring their compatibility with the company’s strategy and correspondence to the company’s objectives stated in the Company’s articles of association.
•Supervision on the receipt of the relevant department officers of the real-estate evaluation-profession practice license from the Saudi Authority for Accredited Valuers (valuation).
•Supervision on the real-estate evaluation processes and making sure that they are consistent to the standards of the Saudi Authority for Accredited Valuers (Valuation).
•Preparation of the development department operating plan (annual sales and lease plan for the residential and commercial projects) and discussing it with the CEO.
•Preparation of the annual estimated budget for the development department and discussing it with the CEO to review and approve of.
•Works with the CEO on the strategic vision plus enhancing and developing stakeholders’ relations.
Requirements:
•Bachelor degree in job purpose-related field (Engineering, Marketing, Business administration, General management) or any related major.
•Master of Business Administration or any related major.
•10+ years’ experience in the field of Real-Estate Business.
•To have 4 years’ experience in the same position or career level.
•Good planning and organization capability High Supervisory Skills.
•Good communication and interpersonal skills verbally and in writing.
•High skills and capabilities in the preparation of correspondence and reports.
•Ability to solve problems.
•Good Capability of Innovation and Creativity.
•Proficiency in using computer applications.
